If you have a heritage building that requires roof repairs, you will need the work to be done by tradespersons with a strong knowledge and understanding of the rules and guidelines that are in place to ensure the appearance of such buildings is not altered.

Like any building, a heritage property may suffer roof damage through wear and tear, bad weather or the theft of materials such as lead tiles. But, whatever the cause, those who carry out the repair work must be aware of particular laws like listing and conservation area rules.

As specialists in this area, we are aware of the rules that can apply to listed buildings, based on sections 47, 54, 55 and 76 of the Planning (Listed Buildings and Conservation Areas) Act 1990. These allow local authorities to enforce orders to repair buildings.

What Are The Rules For Roofing Work On Listed Buildings?

However, any listed building should not be altered by any repair work on it, including roofing. This means:

  • Where possible, the work should seek to maintain the character of the building
  • This means the materials used should match those originally in place
  • Any alterations will require listed building consent
  • The level of protection given depends on the grading, although in all three cases, listed building planning consent can be sought

Without any permission to make alterations, it can be very difficult to ensure that the roof repairs are completely in line with the strict regulations, which is why expertise is needed to avoid a potential breach of the law.

Conservation areas are another consideration. If your building is within one, planning permission may be needed from the local authority for alterations to a building that in normal circumstances would be allowed under permitted development rights.
